VanBortel Subaru of Henrietta

When VanBortel Subaru decided it was time to open a second location in Henrietta, we worked with their team from the earliest stages of their project.

We reviewed numerous sites with them during the site selection process, creating quick preliminary sketches and determining site viability, ultimately helping them find the best available site for their project.

Our Integrated Design Build process allowed us to quickly create planning budgets and establish overall project size and cost to ensure the project budget could be met.  From there, the design build process allowed outside construction to begin while the internal design for the building was still being completed. This allowed for demolition of an existing building and initial sitework to get started before a building permit for the actual structure was obtained. This timing became crucial to the project schedule due to the large amount of sitework needed on the project. Sitework included relocation of a stream, floodplain work, wetland work and DOT intersection work.

The building consisted of a fully customized metal building which offered the most cost-effective option while also allowing the building to have aesthetic upgrades like flat Architectural Metal Panels, insulated metal panels, split face masonry and large expanses of storefront glazing. The building features a stunning showroom with 18’ ceilings that utilize circular cloud ceilings to bring the scale down where needed, a ceramic tiled ultramodern service shop, a drive-in Service drop off area, a large Parts Department with retail display, a call center and a car wash.

The Integrated Design Build process allowed for the construction to be completed very efficiently, taking only 9 months from start to finish on the building.  The project utilized a cost-plus contract method. This open book accounting method allowed the owner to make comfortable decisions on changes to the project mid-construction since all pricing was 100% transparent.
